Many projects within the Westphalia Sector are either under construction or planned for development. Large residential projects under construction include Parkside along Presidential Parkway and Marlboro Ridge on Ritchie Marlboro Road. Parkside will eventually have 3,648 dwelling units and 170,000 square feet of neighborhood commercial. Parkside is also responsible for dedicating 150 acres of land for a central park. Marlboro Ridge will include 1,058 single family and townhouse units. Smaller projects under construction include the northern section of Marlboro Riding with 152 single family homes and Westphalia Row on Ritchie Marlboro Road with 206 townhouses.
The largest project in the Westphalia Sector is the Town Center (approximately 530 acres along MD 4 between Presidential Parkway and Melwood/Woodyard Roads). Upon completion it will include a mix of 4,000 to 5,000 residential units, three hotels including 500 to 600 rooms, 900,000 to 1,400,000 square feet of retail space, and 2,200,000 to 4,500,000 square feet of office space.
Total build-out of the residential and nonresidential uses in the Town Center will occur over 2 to 3 decades. The Town Center is held in 2 ownerships - Walton and Evangel Cathedral. Walton has a detailed site plan approved for the first phase of development, which includes 348 townhomes and grading for a commercial center at the corner of Melwood Road and MD 4. Grading and infrastructure development is underway, but townhouse construction has not yet commenced.
Other planned developments moving through the approval process include Cambridge Place at Westphalia, which proposes 301 multifamily apartment units on the former Pepco site on Westphalia Road, and Cabin Branch Village, which proposes 212 townhouses on the Vogel property on Armstrong Lane.
